Two luxury condos at One Chicago, the 76-story tower located near Holy Name Cathedral, have recently gone under contract. Each condo occupies a full floor and offers approximately 6,100 square feet of interior space. One of the condos, situated on the 67th floor with 840 square feet of outdoor space, was listed at $9.75 million. The other condo, located on the 72nd floor, was priced at $9.5 million. While both deals are currently marked as “contingent,” meaning there are still details to be worked out before a final contract is signed, these sales have the potential to be among the highest-priced home sales of the year.
However, there is a possibility that these two condos may not make it into the top five highest-priced sales, due to the existence of another unit on the 73rd floor that was priced at nearly $14 million when it went under contract in January. Nancy Tassone, the representative from Jameson Sotheby’s International Realty, declined to disclose the final sale prices of any of the three condos, as well as the completion dates and closing dates of the deals.
One Chicago comprises a pair of towers connected by a single podium at Chicago Avenue and State Street. The upper 30 floors of the 76-story tower house 77 condos, while the remaining floors, including the 49-story tower, contain a total of 735 rental apartments. According to data from the Cook County clerk’s records, approximately 27 condos, accounting for about 35% of the total, have been sold. The sale prices range from $2 million to $6.1 million.
It is worth noting that the three luxury condos currently under contract are sold as raw space, to be finished by JDL Development for the buyers. However, the listed prices already include the cost of finishing the space, meaning the buyers will not have to pay additional millions on top of the purchase price.
