This modestly sized midcentury modern home in Los Angeles’ Mar Vista neighborhood is now on the market for just under $2.5 million. Designed by influential architect Gregory Ain, the flat-roofed bungalow measures around 1,800 square feet and has been lovingly renovated by the current owners.
The home showcases many midcentury design features, including clean lines, clerestory windows, and walls of glass. The original built-ins, cabinet pulls, windows, and other features have been preserved, while updates have been made to the kitchen and bathrooms.
At the front of the home, slender V-shaped legs support an extended roof that creates a covered path to the front door. Inside, the galley kitchen is open to the living room, allowing for seamless entertaining. The living room itself boasts a full wall of windows, bringing the outdoors in with views of the lush backyard.
The main bedroom has direct access to the yard and features a minimalist, updated bathroom that complements the original architecture. The two-car garage has been converted into a multipurpose space with polished concrete floors and skylights. It also houses the washer and dryer.
Outside, the L-shaped backyard offers concrete patios for relaxing and dining, as well as a stretch of turf surrounded by pea gravel. Mature trees, including a large redwood, provide shade, while bamboo and olive trees create privacy.
This home is part of a small tract of about 50 homes designed and built by Gregory Ain in the late 1940s. The community within a park was meant to showcase smart modernist design and low-cost postwar housing. Although initially not as affordable as traditional homes in the area, the neighborhood has since been designated as a Historic Preservation Overlay Zone, ensuring the preservation of its architectural integrity.
Gregory Ain’s homes rarely come on the market, and they are highly sought after. In fact, only four of the Ain-designed homes in the Mar Vista tract have changed hands in the past three years. This particular home already has a contingent offer less than two weeks after being listed.
