A 1,850-acre property along the Texas-Oklahoma border is being developed into a meat-production hub and residential community. Named ‘Living Waters’, the site will consist of 1,420 home sites, including motorcoach lots, a 5,000-foot runway for small jets, five man-made lakes, beef and fish processing plants, and two greenhouses.

The property has an abundance of underground water, with an estimated 20 million gallons a day able to be produced from an artesian aquifer that sits about 400 feet below the surface. The developer, Calvin Burgess, believes the property is a “hidden treasure,” similar to what is described in the Bible.

Living Waters will cater to the growing demand for lake properties and land outside of the Dallas-Fort Worth urban area. Burgess estimates that the construction of the homes and food production facilities will cost around $900 million and create $1.5 billion in taxable value.

The meat processing facility is expected to be able to produce 50 million pounds of beef and 5 million pounds of salmon at full capacity, potentially making it the largest salmon producer in the nation. The property will also utilize sustainable practices, with every home required to have solar power and plans to use biodiesel produced from beef tallow and soybean oil to power the entire property.

The residential community will target fishing and pilot communities, with some homes being elevated above the lakes and others situated along the runway with private hangars. Lots will start at $99,500, and construction is expected to take place over five to six years.

Overall, Living Waters aims to provide a unique and sustainable living experience in a peaceful, secluded location.
